The lake-and-Burj view
West-facing units from approximately the 8th floor upward have a direct, unobstructed view across Burj Lake to the Burj Khalifa. The building's lower floors (below 8) include the Address hotel's public spaces, so residential begins higher up. From floor 8-25, units have the lake-and-Burj line of sight with some neighbouring building edges in peripheral vision. From floor 30 upward, the view is fully panoramic — no obstruction in any direction. The top-floor units with both Burj Khalifa and lake frontage are among the most valuable residential view-stacks in Dubai.
View premium and short-let demand
Address Downtown's lake-Burj view drives both resale premium and exceptional short-let demand. A lake-facing studio rents for materially more per night than an equivalent at any non-Burj-facing Downtown tower, simply because the Dubai Fountain show is the single most-photographed Downtown experience and guests will pay to wake up to it.
