Address Downtown is one of the most expensive residential buildings in Downtown Dubai by per-square-foot pricing. Average apartment prices in the building cluster at the top of the Downtown range, second only to the Burj Khalifa's residential floors. What's driving the trend
Three forces. First, the broader Downtown cycle drives most of the directional movement in any quarter. Second, the lake-and-Burj view stack acts as a structural premium that doesn't exist anywhere else — supply of comparable units is fixed, which protects pricing through supply-led downturns. Third, the Address brand premium compounds with hospitality-tier service maturity: the longer the building runs at standard, the more durable the brand premium becomes.
How to read pricing here
Don't use building averages. The intra-building spread between a low-floor non-view studio and a high-floor lake-and-Burj 4-bedroom is enormous. Pull DLD comparables on the same view side and floor band as the unit you're considering. Pricing depends more on view configuration than at almost any other Downtown building.
Address Downtown's per-sqft pricing sits at or above the upper end of the Downtown spread, in line with Burj Khalifa's residential floors and well above mid-tier buildings.
